
Lead General Contractor

We are looking for a general contractor that is able to handle the operations and estimation portion of the company. You will be expected to have mastered the 3 core trades, framing, plumbing and electrical. Have at least 5 years of experience in construction field and able to be a leader.
As the company grows the Lead General Contractor will assume more of the general contractor role. The Lead General Contractor will have to know all 3 position in order to lead those team to success.
Education (10%)
Education is important in this field of work. The General Contractor (GC) must have at least passed high school education or obtain a GED. Greater education is always better, but not required. We want to know if General Contractor will put in the time to learn a subject if needed. Education proves that, but also proves that the GC is able to communicate in English & Mathematics literacy.

Experience (70%)
Experience is the main core of being a general contractor. The GC will have to have at least 5+ years of experience in the construction industry as a general contractor and as a estimator. Experience is weighed heavily, so please do keep in mind. There are good experiences and bad experiences. Both will be observed during the interview process.

Lead (20%)
The General contractor will have to be able to lead a small team for now and more teams in the future as the company scales. This position will may or may not lead into a “Operations Manager” position. This is dependent on the performance strength of the General Contractor. The General contractor will attend management meetings to access the projects that being managed.

The Job
General Contractor
Ensures that projects are completed on time, on budget, per the plans, details and specifications.
Supervision and inspect quality control throughout the duration of the project of on-site subcontractors. Attend all building inspections.
Coordinate and schedule of all work of subcontractors and suppliers in an efficient manner.
Minimize delays through collaborating with general contractor. Work with general contractor to review sub-contractors scopes and schedule. Communicate with general contractor regarding RFI’s.
Review all project documentation including RFI’s, submitting, and daily logs and ensure proper execution
Identify and resolve issues of construct ability, variances in plans, variances between plans and site conditions or lack of scope.
Maintains positive relationship with contractors, suppliers and other employees.
Make sure subcontractors are on schedule and performing per contract and schedule.
Confer with management, contractors, subcontractors, city officials or engineers to coordinate activities and resolve problems.
Maintains safe, secure, and healthy work environment by following and enforcing standards and procedures
Proactively assess and change order of construction due to delays to maximize productivity and efficiency.
Throughout the construction project, work in partnership with general contractor to maintain open communication and maintain an updated an accurate project schedule that reflects the changes in project status and that meets the cost and time requirements of the project.
Provide accurate information documenting Daily Job Reports, 3-Week Look Ahead (weekly) and Incident/ Accident Reports.
Project management
Deliver quality projects on time and on budget.
Manage all phases of projects, including project kick-off, scheduling, design, construction administration, and budgets, and coordinate all internal and external resources with subcontractors, vendors and consultants.
Lead project team meetings and oversee all project communications - including RFIs, submitting, invoices, change orders, punch-lists and all construction related documentation.
Develop and maintain all project logs and tracking tools - flow charts, checklists, and templates.
Work closely with design team to communicate and ensure that the design-intent is carried throughout the project.
Evaluate internal project management processes and provide upward feedback.
Estimating
Participates and lead in all pre-construction services including: estimating, scheduling, planning, bidding and budgeting of projects.
Ensuring that all bid documents are properly transmitted to subcontractors to solicit bids.

Prepare accurate and detailed take offs using architectural plans.
Maintain a full and current understanding of project drawings and plans.
Analyzing projects on a pre-bid basis for strengths and weaknesses and compile a list of questions for bid walk discussion.
Negotiate new work with established clients.
Perform estimating with a high level of accuracy and efficiency.
Estimator must have excellent communication skills, be responsible for developing and maintaining industry relationships with subcontractors and vendors.
Evaluating subcontractor proposals, verifying scope of work and pricing within establishes parameters.
Ensure that the best bids are obtained for each trade, based on the needs of the project.

Salary : Starting Pay $40,000 with yearly review.
Hours : Mon- Fri 7 a.m - 3 p.m (over time if needed)
